Town of ASHIPPUN is under ATTACK by Developers

ASHIPPUN is under ATTACK by developers of a Massive Development Proposed for Creek Road

  

DON’T BE FOOLED By THE SALES PITCH


· Proposed Development - Private Exclusive Member only Club with: Full-service Dining with Alcohol Service, Bourbon and Cigar Lounge Business Lounge, Tea Lounge and Coffee Shop, Spa and Gym, Golf Professional Shop, Outdoor Patio and Fire Pits, 12,000 to 15,000 Square foot Clubhouse, 18-hole Golf Course, Driving Range, Par-3 Golf Course, 2- Comfort Stations with Food Service and 12 – private lodging units (48 beds).


· Impact on the Environment – This type of development will forever change the environment in   the area. 

      -There is evidence of widespread concerns with golf course operations due to water           

       consumption and Chemical use. 

     -Golf Courses typically use large amounts of Pesticides, Herbicides, Fungicides and Fertilizers. 

      These become airborne, and contaminate the ground, soil, and water. There are many studies 

      related to the negative health concerns related to golf courses. The most recent: A 2025 

      report published on JAMA Network, "Proximity to Golf Courses and Risk of Parkinson 

      Disease," concluded that living near golf courses is associated with an increased risk of 

      developing Parkinson’s Disease, especially for those in vulnerable groundwater regions.   

    -The proposed water use is unprecedented in the area and could have serious, lasting impacts.                                       

 PROTECT OUR WATER – NOW

The developer may own the property, but this is OUR ENVIRONMENT they are encroaching upon and FOREVER DAMAGING.


· Impact on Farmland – There will be a loss of an estimated 110 acres of our precious farmland.   Negatively impacting the local farmers who have relied on this acreage to support their operations for decades.


· Loss of Natural Resources -An estimated 50 acres of Timber will be negatively impacted by deforestation. This property contains wetlands which are home to a huge diversity of plants and animals, including amphibians, reptiles, fish, and birds, as well as mammals. These ecosystems are vital habitats for many species, especially migratory birds, and support approximately 40% of the world's plant and animal species. 


· Impact on Ashippun Residents

      -Road Usage – Estimated traffic directly related to this development is 267 vehicles per day, 

      including semi-truck traffic on Creek, Coolidge and Washington Road. An increase of 3400% 

      or 33 times current average traffic on Creek Road (based on a resident’s traffic count) These 

      roads were not built to handle construction traffic or this level of daily traffic. Citizens of 

      Ashippun should not be required to improve the roads for this proposed development. 


WHO WILL PAY FOR ROAD IMPROVEMENTS?


     -Lighting – Light pollution caused by lighting at and around the clubhouse, cottages, parking 

      and entrance roads

 -Noise – Staff equipment, outdoor events, and members with guests.

    -Operational Hours – Developer is requesting Operational Hours of 24 hours a day 7 days 

      a week.

     -Water Wells – The development will add 5 water wells to a site which currently has 3 – one 

      to be a HIGH CAPCITY WELL.

    - Chemicals Added to the Environment


· Compatible Town and County Plans and Code (Zoned Agricultural):

    -Not compatible with the Dodge County Comprehensive Plan: 

“Goal: Protect and Preserve the County’s best agricultural farm land.” 

“Goal: Protect, preserve and enhance the County’s natural, historical and cultural resources.”


                 -Not Compatible with the Dodge County Farmland Preservation Plan:

“It is the policy of Dodge County to preserve agricultural land and natural resources in order to maintain a high quality of life and a strong economy.”


MOST IMPORTANT - This Use is NOT compatible with the Dodge County Land Use Code

 

    -This is an Exclusive Membership Club, with a golf course as an amenity. DON’T be FOOLED.
